1 Origin of Idea or Need

2 Define Your Budget/Scope of Work
• Consult a Contractor or Architect
• Outline your Priorities
3 Creation of Preliminary Budget & Timeline
• Based on Drawings/Sketches/Ideas and Site Conditions
• Will we need Architectural, Structural, Civil, Mechanical, Geotech, or Interior Design
• Create a Construction Calendar
• Budget = Priorities
4 Choose Your Contractor
• Create Control Estimate (Working Budget)
• Find your best fit, outline, and sign a contract
5 Apply For Permits
• Architect or Contractor will submit for permit depending on complexity
• Respond to the building department’s comments
• Prepare for 1st stage of construction
• Stage contractors
6 Finalize Finishes & Design
• Architecture/Interior Design
• See Control Estimate line items
• Live Bids based on Plans/Site Conditions
• Finalize and Evaluate the Control estimate
7 Permits Received and Construction Begins
• Site Prep
• Excavate
• Live Bids based on Plans/Site Conditions
• Foundation (inspect prior to pour)
• Framing Inspection
